3. The above grade gross floor area of any home shall be a minimum of 2200 sq. ft and a maximum of 4500 sq. ft.. Attached garages shall be included in calculation of gross floor area and cannot represent more than 20% of total floor area.

4. No home plans with an attached garage will be approved if the garage doors are a dominant feature, and, without limiting the generality of the foregoing, no garage façade with doors shall exceed 33% of the home's elevation facing a street. Detached garages are to be permitted. No garage shall extend outwardly from the front elevation line of a home's living area more than four feet.

5. Homes shall not exceed 2 ½ stories from street grade.

6. At least 66% of a home's roof shall have a minimum of 6/12 pitch.
